Rental Requirements(2018) APPLICANT:All persons 18 years and older are required to fill out an application. Photo ID is required. AGE:Applicants must be at least 18 years old. INCOME:Legal and verifiable household income of at least three times the monthly rental rate and be sufficient to pay rent after meeting current obligations factoring in a reasonable amount for living expenses. EMPLOYMENT:If employed for less than one year, we will also verify previous employment records. Self-employed persons will be required to submit their last two year’s tax returns and sign Form 4506-T verification. PREVIOUS RESIDENCE:A payment history of not less than one year in a timely manner at the same location and favorable rental references from at least two previous addresses are required. RENT:Rent is due and payable in full on the first of each month. PETS:NO Pets. INDEMNITY:All successful applicants will be required to carry renter’s insurance.Minimum generalliability of $100,000.00 at a typical cost of approximately $20 per month. SMOKING:This is a no-smoking rental.Smoking will NOT be permitted anywhere on the property. APPLICATION FEE: Landlord will charge applicant a fee to cover the costs of obtaining information, not to exceed $30 per applicant. Application fee shall not be greater than the actualout-of-pocket costs of gathering information.
Such costs include cost of using a tenant screening service or consumer credit reporting service, and reasonable value of time spent by landlord in verifying application information. CREDIT STATUS:Landlord will access and verify applicant’s credit standing through one or more national credit reporting agencies. All application information will be carefully checked and verified.
Your application will be denied for any of the following reasons: 1:False or unverified information on the application. 2:Incomplete or unsigned rental application. 3:Income does not meet requirements stated above 4:Any current or past disputes with landlords or prior evictions. 5.Unfavorable or unverifiable rental references or rental history. 6.Unverifiable employment or income. 7.Credit report which containing bankruptcies, judgments, repossessions, liens/collections. 8.Criminal conviction for felony manufacture or sale of controlled substances. 9. Not good credit
